Scheduling

Let us schedule your home inspection at a time that is convenient for you. An inspection takes approximately 3-4 hours, depending on size and condition. We then like to perform a walkthrough with you after the inspection, 30 minutes to an hour, showing you firsthand what was found and allowing you to ask any questions. We also like to show you where your turn on/off valves for water, electric and gas are located at this time.

Payment

Invoices are sent through WaveApps, allowing you to pay with a credit card online and the confidence that your information is secure. Also accepted are cash or check at the time of inspection. We also understand that during negotiations, these fees are sometimes to be paid by the seller. That’s not a problem. We just ask that at the time of inspection a check is issued to us as an assurance of payment. We will hold the check for 60 days, or until we receive payment through closing. When payment is received through closing, we will destroy your personal check.

What We Inspect

We will walk the roof, but for those that are extremely steep or unsafe, we have a drone for an up close arial view, inspect the exterior, interior, structure, plumbing, electrical, HVAC, garage, windows, grading and much, much more. See our full Standards of Practice here.

Pest Inspection

Wood destroying insects can cause major damage to the structure of a home. This inspection is a visual review of all accessible spaces in the home, to identify any active infestation or previous infestation. We are licensed/certified to provide the WDO NPMA-33 form required by FHA, VA and USDA loans and will send you and your lender a copy.

Septic Inspection

When performing a septic inspection, the tank must be pumped and visually inspected to determine if the system is functioning correctly. Due to the need of pumping, we partner with a local company to provide these services to you, to save you money.

Water Quality Testing

In rural areas, wells are a common source for water and should be tested. For this, we obtain and submit a water sample to be evaluated by a local lab. The items being tested for are bacteria (Coliform/Ecoli), Nitrates/Nitrites, and Lead. A report is provided to the client stating the levels of each and can also be sent to the lender, as this is a loan requirement for FHA, VA, HUD and USDA.

Radon Testing

Radon is a colorless, odorless, tasteless gas produced by the decay of uranium and the only way to know if the home has high levels is to have it tested. Radon is the second leading cause of lung cancer in the U.S. To test for radon, a monitor will be placed in the lowest level of the home and run for 48 hours, taking readings continuously. After 48 hours, the results are averaged to determine a radon level. We partner with a local company to test for radon to provide you with the latest technology available.
